Irvine Senior Housing Development Receives Record $473 Million in Funding
A landmark $473 million financing arrangement has been secured for "The James," a senior living facility in Irvine, California, underscoring increasing demand for senior housing amid a rapidly aging U.S. population. The project, comprising 350 beds across independent living, assisted living, and memory care units, represents the largest nonprofit senior living bond issuance for a single property in U.S. history. Facilitated by HJ Sims and JLL, the financing includes $442.1 million in tax-exempt bonds and $30.93 million in taxable and subordinate bonds. Situated near prominent amenities such as The District at Tustin Legacy and major transportation routes, this development marks the first senior housing project in Irvine in 28 years. Despite challenges like high operational costs, the project addresses a critical need in a market poised for significant demographic shifts, with projections showing 36% of Orange County's population will be over 60 by the end of the bond's term.
